What counts as an emergency
- Active water intrusion — burst pipe, roof leak, appliance failure
- Tree strike or vehicle impact on a structure
- Storm damage that leaves the envelope open
- Structural movement, cracks, or a floor going soft underfoot
- Fire or smoke damage (call fire department first)
How we triage
First call: stop-the-bleeding — tarp, board-up, water extraction, or shoring. Then documentation for insurance. Then permanent repair on a written scope. All three usually happen with different trades and different timelines.
